Another project we'd like to highlight for Preservation Month is our collaboration with SHKS Architects, a renovation and adaptive reuse of the historic Baker Clubhouse. Initially built in 1914 as an office and laboratory for the Washington Portland Cement Company, it was purchased in 1925 by Puget Sound Energy for use as a bunkhouse for upper Baker Dam construction workers. It is now a 2500 SF visitor center where people can learn about the cultural and industrial history of Concrete, Washington. Work included exterior restoration and repairs of the original architecture, seismic evaluation, and strengthening the clubhouse structure by adding columns to the lower level to convert the building from office to assembly use. Other projects on the site include the seismic renovation and restoration of a wood-framed garage built in 1925, structural improvements to a steel and concrete footbridge, the relocation of a historic cottage, and the reuse of the cottage's foundation for a new wood-framed picnic shelter/restroom. Located in the Pioneer Square Preservation District, the Metropole Building project is the adaptive reuse of a historical gem as the home for nonprofit organizations that serve or are led by communities of color. Happy Preservation Month! Historic preservation is some of our favorite work, and 1617 Boylston is a perfect example of why! It is an adaptive reuse of a 1921 auto mechanic and printing shop for three levels of creative office space. SSF teamed with Graham Baba Architects to restore this 14,900 SF historic building while preserving its original architecture and fixtures where possible. SSF's project with BuildingWork 760 Aloha won NAIOP Washington State’s Redevelopment/Renovation of the Year Award for 2023. “The office conversion project is an adaptive reuse of a 1930s paint manufacturing facility into a six-story office and retail building. The design is a juxtaposition of old and new— paying homage to history through architecture, highlighting the heavy, load-bearing concrete walls and columns of the original structure while contrasting them with a four-story addition enclosed in a glass curtain wall facade. SSF teamed with Perkins Eastman Architecture and Exxel Pacific on Anthology Apartments, a 425,000 SF project on 30 acres in Issaquah. Inspired by Scandinavian architecture, the complex consists of 400 residential units in (16) 3-story buildings and (2) 5-story buildings with 690 parking spaces. Upon completing this project, the same team built Revel Senior Living next door.

SSF teamed with Mithun on the Arras Apartments, a 367,000 SF 3-building development in Bellevue, near the future East Link Spring District light rail station. It includes 269 apartments, work-live units, townhomes, ground-floor retail, underground parking, a roof terrace, and community facilities like gyms and lounges. The project comprises a post-tensioned concrete parking garage and three buildings with mixed construction methods: two with wood-framed superstructures and one with light-gage metal walls, all above two concrete levels. The North building features a specialized design with metal deck floors and reinforced concrete shear walls.📷: SSF Engineers
